Five steps

How ijara works

A trust, an agreement and a monthly payment that buys ownership rather than servicing debt — five steps from application to owning your share outright.

Step 01 · Create the trust

We create a Trust

A trust is established to hold the property on behalf of you and the investor co op. Nothing is lent to you, so no debt is created against your name.

Step 02 · Ownership

The Trust owns the property

Title sits with the trust rather than with a lender. You and the investor co op are the co-owners from the day the purchase completes.

Step 03 · The agreement

You have a lease to own agreement

A Sharia-reviewed agreement setting out exactly how ownership transfers to you, on terms agreed before anything is signed.

Step 04 · Monthly payment

Each month you make a rent payment

One payment on an agreed schedule, with no riba component anywhere in it. Nothing compounds and nothing is charged for the use of money.

Step 05 · Full ownership

Part of your payment goes to ownership

Your share grows every month on a declining balance until you own 100% and the title is yours outright.

Frequently asked

Questions about the process

Talk to us
Is this a loan?

No. Nothing is lent to you. A trust buys the property and you acquire its share through your monthly payments, which is why no riba arises.

How long does pre-qualification take?

About ten minutes, and it does not affect your credit.

Can I move an existing mortgage across?

Yes. Conversion moves a riba-bearing mortgage into the Ijara™ structure; our team will confirm what applies in your state or province.

Can I sell before I own 100%?

Yes. The property can be sold at any point and you receive the value of the share you hold.

Who reviews the contracts?

Scholars review every agreement before it is signed. You can request a sample agreement to inspect.

Understanding ethical limitations with traditional mortgages

Sharia law prohibits conventional mortgages because of the prohibitions on riba and on unequally shared risk. The Ijara wa Iqtina (lease and ownership) process instead creates a rent to own agreement, so the home’s occupant becomes a renter acquiring ownership rather than a borrower paying riba.

How Ijara complies with Sharia Law

The structure carries no riba and no Gharar, risk is shared between you and the investor co op, and the ownership share transfers to you over time rather than money being lent at a rate. Every agreement is reviewed by scholars before it is signed.

How the Program Works

A trust holds the property, you hold a lease to purchase agreement against it, and part of every monthly payment acquires ownership. Your balance declines each month until the share is entirely yours.

Documents We Provide To A Mortgage Process

A trust agreement, the lease to purchase contract, the ownership schedule showing how your share increases, and the closing documents the title company needs. A sample set can be requested for review before you commit.

We Can Help With Ijara Financing

ijara CDC structures riba-free financing with licensed providers in all 50 U.S. states and the Canadian provinces — residential, commercial and conversions from an existing mortgage. Pre-qualification takes about ten minutes.

Your rights as a renter

You occupy the property as your own, carry the same duties and obligations as a traditional homeowner, and keep the income tax deductibility benefits. You may sell at any point and receive the value of the share you hold.
