Interest/riba-free home loans
Residential mortgage loans are generally for properties between 1-4 units, and are legally intended for personal, family, or household use. But what about mortgages for those who cannot pay riba? Are there other ways to finance a home while still abiding by one’s faith?
An increasingly popular option for financing a home
A lease-to-own agreement held in trust, where each monthly payment acquires a real share of the property rather than servicing a debt. Your balance declines until the title is yours outright.
Rent to own: the most common form, where you occupy the home while your payments acquire the co-owned share
Held in trust: the property sits in a trust, so the agreement transfers ownership rather than money at a rate
What we advise against: NINA, NINJA and SISA loans — regulations have virtually eliminated these unreliable programs
Programs offered in different regions
Riba-free residential financing through licensed providers across North America.
Residential financing questions
Our team answers by phone or email during business hours, and confirms which residential programs fit your situation.
What counts as a residential property?
One to four units, intended for personal, family or household use — a house, condo, townhouse or small multi-unit you live in.
How is this different from a mortgage?
ijara CDC co-owns the property with you and sells you its share over time. There is no riba, because there is no debt instrument.
Can I qualify without tax returns?
Yes. The No Tax Doc route qualifies you on bank statements or cash flow instead of tax returns.
Can I convert an existing mortgage?
Yes. A residential conversion replaces a riba-bearing mortgage with the riba-free structure on the same property.
Is down payment assistance available?
In many states, yes, and it can be applied inside the co-ownership. Ask us what is available where you are buying.
How long does pre-qualification take?
About ten minutes, and it does not affect your credit.
Which countries are covered?
All 50 U.S. states and every Canadian province, through licensed providers.
